Other than love, SOLD is my favorite four letter word!


Not much has changed-
* inventory is still low-3.9 months all single family homes-Cape Coral
* more available inventory w/price points over $300k-inventory changes to 6.5 months
* more new construction permits issued - +27% from March
  March - 100 new construction/single family permits issued - value $35,803,615
  April -    127 new construction/single family permits issued - value $27,765,878
So, two things:  #1 we're starting to see more affordable housing as the values are lower even w/more permits issued-yeah! and 
 #2 - D.R. Horton's Entrada project in the North Cape is also part of the increase in permits issued-sales are pretty active up there!
*Right now, new construction costs seem to be holding, but an increase is expected as demand increases on materials, lumber being one.
*Rentals - remain as tight as resale inventory.  There are fewer and fewer decent rental properties available for $800 a month.
Other - Hurricane Season starts 6/1.  Please don't forget the importance of BINDING your property & flood insurance as soon as offers/contracts are accepted.  If there is an unnamed storm out there once season begins, it can slow down the process and hold up your closing.
