FEBRUARY 2017 Cape Coral real estate sales statistics
As spring follows winter and the sun rises in the east and sets in the west, the Cape Coral real estate market is doing what it does this time of year......
*less inventory (I show 4.6 months-office chart shows 6.2-I ran my numbers 3/20/16-3/20/17 vs February only)
*higher closed sale prices
*and in some cases, setting new highs (breaking records since the downturn of 2009)
*the beginning of price reductions for houses priced unrealistically due to "season fever"
*more new construction permits being approved
The average sales price for a home in February was $283k. An increase of 7% from February 2016.  So far, March 2017 is pacing ahead of March 2016 with respect to the number of sales and sales prices, so higher interest rates do not seem to be slowing down this market.
