*RE/MAX Realty Team was the #1 office again, in Lee county with the highest volume of transactions! 
*Market values for closed single family houses were up again! 18% from March 2016 to March 2017.  
*The number of new construction permits up again! 168 permits issued in March w/a value of $35 million. 
  (429 permits issued in 1st Q-versus 296 for 1Q 2016)
*78% of the new construction permits issued were for houses priced under $300k.
*And, we're starting to see more price decreases (like Spring follows Winter!)-800 for the month of March in Cape Coral.
Lastly, inventory remains low for some price points and more available for other price points.  The chart below shows "who is in control".  Price points under $300k = Seller's market (under 4 months of inventory).  $300k-$500k - moving towards a normal market (5-6 months of inventory-see further breakdown) and all price points over $500k - 7+ months of inventory = Buyer's market. 
And now for the fun part...$300k-$400k - 6 months of inventory  $400k-$500k- 10 months!!  So, if you're considering selling #1 CALL ME cause finding the sweet spot for the correct entry price point which will get showings and then offers is key within the price range of $300k-$400k.  Price entry point is the difference between SELLING and a listing sitting and being reduced more than necessary leaving $ on the table.  All off my 1st quarter listings went from list to contract within 13.75 days!! 
There are a number of changes to the AS-IS and Standard Florida Offer and Purchase contracts.  The majority of changes are within the financing section of the contracts.  Now, more than ever, adhering to the timelines and COMMUNICATING with lenders to keep the timelines met and the contract moving forward is so important.  These changes take effect immediately and the new purchase offers must be used for any new deals.
